Change Orders During Your Remodeling Project


Even with careful planning and detailed design, it's common for homeowners to refine ideas or make changes once construction begins. As your remodeling project takes shape, you may decide to upgrade materials, modify the layout, add new features, or make other adjustments. At Olivo Remodeling, LLC, we understand that these decisions are a natural part of the remodeling process.

If you would like to make a change at any point during construction, simply discuss it with your Project Manager. We'll review your request, explain how it may affect the project, and prepare a formal Change Order for your review.


What Is a Change Order?

A Change Order is a written document that outlines any modifications to the original construction agreement. It clearly identifies:

  • The requested change or additional work
  • Any adjustments to the project cost
  • Changes to the construction schedule or completion date
  • Any credits or deductions, when applicable

This process protects both the homeowner and the contractor by ensuring that every modification is documented, approved, and understood before work begins.


Cost Adjustments

Not every Change Order increases the cost of your project. Depending on the requested modification, a Change Order may result in:

  • An additional project cost
  • A credit back to the homeowner
  • No change in cost

When a Change Order results in additional work, a 25% Change Order administration and coordination fee is applied to the cost of the modification. Payment for approved Change Orders is due before the additional work begins.


Timing Matters

One of the easiest ways to control remodeling costs is to make changes as early as possible.

Changes requested before materials are ordered or construction has begun are typically much less expensive than changes made after installation. Late modifications may require:

  • Demolition of completed work
  • Additional labor
  • Material restocking or return fees
  • Reordering custom products
  • Project schedule adjustments

For this reason, we encourage homeowners to finalize selections early whenever possible while recognizing that changes sometimes become necessary.


Approval Requirements

All Change Orders must be approved in writing by both the homeowner and Olivo Remodeling, LLC before any additional work can begin.


If written approval is not received within three (3) business days, the proposed change request will be considered declined, and construction will continue according to the original plans, specifications, and contract documents.


Approved Change Orders become part of the construction agreement, and any required payment must be received before work associated with the Change Order is scheduled.
